of any existing structures – follows once they are satisfied with the fundamentals. The goal throughout is to move quickly and strategically, often engaging consultants and beginning the first development application well before a property officially closes. That approach was on full display with ‘Exhale Residences’, Brixen’s recent standout project in Mississauga’s Lakeview neighbourhood. The property came to them through a broker they had worked with previously, and the area immediately resonated. “We love the area,” Alex says. “We felt that Lakeview was an up-and-coming neighbourhood – right adjacent to Port Credit, which is a very established, affluent community – and it was heading in that same direction.” The neighbourhood’s character also played a significant role in their evaluation. The local businesses are boutique and independent, giving the area a charm that the team found compelling, and directly across from the site sits the Small Arms Inspection Building, a historic community centre that hosts farmers markets and artisan events through the summer and serves as a genuine heart of the community. With unobstructed views of Lake Ontario, a trail system connecting to the Lakeshore Trail network that runs all the way into downtown Toronto, and a GO Station just a fiveminute walk away, the location offered residents something increasingly rare – the feeling of escaping the city while remaining fully connected to it.
