Allan has owned that land for 15 years and worked through several design approaches with different architects in an effort to develop a two-to-four unit building there. A couple of years ago, however, an architect friend suggested two high-end single-family homes instead. The market conditions were ripe for that, and those homes are almost complete. The development pipeline remains strong. Allan owns several properties he sees as strong development opportunities. On Bank Street, he envisions replacing a one-storey restaurant with a six-storey mixed-use building featuring 1,500 square feet of retail at grade and 15 apartments above. The commercial component is intentionally modest, reflecting Allan’s practical view of current market conditions. “I want to do a six-storey building with 15 apartments above and 1,500 feet of retail. I don’t look for too much commercial because office space isn’t in demand right now, and retail definitely isn’t worth it with the online shopping. We have retail buildings across the city and they’re all struggling.” Also in the pipeline is a project on 25 Aylmer, where Bateman Development is developing a four-unit building with the same architect
