For board members, the software serves as “live accounting software,” giving them access to update accounting information and giving them a platform to review and approve work, also at the click of button. “That software helps provide a lot of transparency for property management, the kind of transparency that was not available even just a few years ago,” Maia explains. “It helps us better manage our buildings.” Another function of their software is the development of ‘maintenance calendars’ for each building. Those calendars are populated in collaboration with the board of each individual building, and they make it simple for each building manager to schedule maintenance systematically. At the same time, Wilkar is also now currently to leverage the number of buildings they manage and the relationships they have established with suppliers in order to centralize some of their maintenance tasks. That centralization comes with a number of advantages. For example, if they schedule garbage chute cleaning for 30 buildings at once instead of one at a time, they can get a better price for each building and the cleaning supplier can plan ahead and complete the contract more efficiently. Maia calls that a “win-win-win,” as it’s a win for Wilkar, for their clients, and for their supplier.
