these high-end areas, people would come and say ‘Who was the builder, because I also have a lot down the street.’ So we started doing those as well.” Initially, all of the company’s projects were luxury homes that were built on spec and then sold to clients either during the build or after completion. After the inquiries started coming in, however, they started taking on highend custom homes for clients. A few years in, the company’s workload was balanced roughly 50-50 between spec homes and custom homes for clients. In either case, however, all of the projects they were doing were luxury single-family homes at higher price points. In that niche, Dennis and Manny found that in that people they were mostly servicing were buyers from out of the country. They decided that they would rather provide quality homes for the local market, for people were being priced out and underserved. They decided to make a change. “We moved our focus towards more affordable homes,” Dennis explains. “We started doing multi-family projects that targeted the local market. We wanted to service people that worked here in Vancouver, people that have $80,000 to $120,000 in income as a household. Those people were being priced out of areas like Surrey and the Fraser Valley.
