In her previous role, Melinda had also seen how all the variables of on-site construction made it hard for builders to guarantee a fixed price. And when budgets were strained, she noticed that the features that were “value-engineered” out of the project were often the features that would make the building more comfortable and healthy for occupants, such as soundproofing and extra insulation. By moving assembly of the panels into a factory, she and her team sought to address that issue as well as all the others. “There was a lot we wanted to accomplish,” she recalls. “We wanted to provide the owners of buildings with more cost certainty. We wanted to provide people with jobs that were safe and regular and had some flexibility. We wanted to provide a workspace that was more accessible to people from a diversity of backgrounds and who had a diversity of abilities. We wanted to deliver a higher quality of product and we wanted to deliver it faster. We wanted to bake in all the high performance and long term sustainability benefits right from the beginning, so they couldn’t be engineered out later.
