infill projects that respect the scale of existing neighbourhoods while introducing quality, purpose-built rental housing. “We’re huge advocates for walkable, compact communities,” Karl notes. “We want to add density in a way that strengthens the city, rather than sprawling outwards.” Since their formation, Empresa Properties has completed two major projects and is currently advancing a third, each reflecting the company’s commitment to design excellence and urban integration. The first, Cortile Verde, is a 30-unit mixed-use development in downtown Sidney. Completed and fully leased in 2022, the project includes one-, two-, and three-bedroom rental units, livework spaces, and retail at grade. “It was a really challenging building to construct,” Karl says, referring to the combination of wood frame, structural steel, and brick on a tight infill site. “It wasn’t your conventional build.” The defining feature of Cortile Verde is its singleloaded corridors and a series of green courtyard spaces between the buildings. “Those garden spaces are really the heart of the project,” Karl explains. “They create light, air, and a sense of connection you don’t always see in rental buildings.” The live-work units at street level have attracted small, community-focused businesses. “We wanted those spaces to be flexible,” Karl adds. “You can live there, you can run a business there, or you can do both and that adaptability really adds to the neighbourhood.” Lessons learned from Cortile Verde directly FEBRUARY 2026
