As a fully-integrated company, Marwest also quickly realized they were especially adept at turning around those seniors independent living projects. Not only could they construct them, but they could also participate in ownership, raise the funds for them, aid in the designs, and ultimately manage the finished properties. In short order, they become known as expert operators of seniors’ independent living facilities. That expertise is valuable, Armin stresses, and very few companies have it. “As I’m sure you can assume, there are many more amenities and services offered in independent living than a typical apartment,” he says. “Almost anybody can manage an apartment building, but independent living is 80 times more involving. Amenities can include high quality dining, hair salons, libraries, a fitness center – all sorts of things. Not every company can manage that.” Marwest’s first independent living project was called the Boulton River Heights Retirement Community, located on Boulton Bay in Winnipeg. According to Armin, the success of that project really helped establish Marwest in the sector. “That very much established a precedent for us going for going forward, because we offered something there that nobody else was doing – at least, nobody was doing it as well as us.” OCTOBER 2025
