He believes as an experienced builder, they can achieve margins that developers without internal building capabilities cannot. “Here in Ontario, construction is so expensive,” he explains. “If you’re a developer and you’re going out and hiring a planning company and a general contractor to do all your builds, you’re spending a lot of money. By the time you bake in what you need to make a profit – and if you don’t make a profit, you can’t keep doing it – the sales price has gotten really high. But if you can do as much as you possibly can in-house, you can sell the houses at a much better price point and still get the return that you need to keep doing it.” “In the near future, I can see us getting to a point where we’re doing three developers per year on the side, with each development being about 30 units and selling for $350,000 to $400,000 per door,” he says. “If we can do that, I’ll be very happy, because that means we’re supporting our community and we’re giving some of the people who work very hard for us the opportunity to own a home.
