vetting process is very stringent. “We do our due diligence,” Steve says. “We’ll talk to different contractors they’ve worked with. We’ll ask them about their last five jobs. We will get into our vehicles and go inspect those five jobs. We make certain they are a good fit for us – because we’re very picky and we have high standards.” If a subcontractor can meet those standards, however, DeNoble Homes takes very good care of them. The longevity of their relationships is testament to that. Steve credits that longevity to the obvious factor – they pay well and they pay quickly – but he says they don’t waste their subcontractors’ time and he believes that goes a long way. “When they arrive on the job site, the job is ready for them,” he explains. “Trades talk about nightmares on other sites where they arrive on site and the job’s not ready for them. Or they go in and there are 10 other trades in the house and they’re working around each other. That’s not us. We are highly organized. When it is their turn to do their work, we are ready for them.” DeNoble Homes’ other relationships with other stakeholders also tend to be longstanding and positive. When it comes to their suppliers, for example, they are just as picky about quality, and they have been working with many of them for decades now. The company’s customers also tend to be loyal. According to Steve, there are some situations where they have built three homes for three generations of the same family. “We do very well on word of mouth,” he says. “We don’t spend great deals of money on advertising.
