“It required a little bit of a conversation to bring the municipality to the same understanding,” AJ says. “They initially wanted to see much larger units, but we were able to showcase to them that the market was after smaller units that were more affordable and therefore more practical. We were able to fit in 313 units on that basis.” To design that project, LJM Developments turned to RAW Design, one of Toronto’s most vibrant and respected architectural and design studios. AJ says they chose them due to their experience and reputation, and because they had taken a look at some of their past projects and found that they “stood the test of time.” That was important, AJ says – they wanted a building that would stand out not just tomorrow, but many years in the future. When it came to constructing the project, LJM Developments is both a builder and developer, so they took care of the construction management in-house. According to AJ, many of their subcontractors on that project were very longstanding – with some going all the way back to the very first project that LJM constructed in Burlington. Also according to AJ, LJM Tower was very commercially successful, with almost all units sold before construction was completed. He credits that success to the trust that LJM Developments had engendered within the local market. “Obviously purchase price and the market-driven conditions matter a lot, but the reason we’ve been able to grow is because we’ve earned people’s trust,” he explains. “We built a high quality product and we go a little bit further than usual to meet the needs of our customers, and that makes us stand out.
