Halton region. Today, under his steady leadership, the company continues to focus their efforts throughout Southern Ontario. AJ personally joined LJM Developments in 2016, coming from a background in real estate and civil engineering. In his time there, he’s seen the company grow by leaps and bounds – when he got there, their portfolio was about 10 projects deep, and they now have about 30 ongoing projects in about 20 different municipalities. Currently, LJM Developments is coming off the successful construction of a project in East Hamilton – a 17-storey, 313-unit luxury condo community called LJM Tower. AJ describes that project as “the ultimate urban oasis.” He says it “epitomizes that rare combination eagerly sought by homebuyers – location, luxury and value.” LJM Developments was initially attracted to the site because a brand new GO station – the Confederation GO Station – was being built in close proximity, and because the land was already zoning approved, with another apartment having already been built next door. After acquiring the site, the team at LJM approached the city and “we asked them what they want to see.” “Essentially, they wanted something parallel to what already existed there, just maybe a little bit bigger,” Aj recalls. “The neighbouring building was 15 stories, so we ultimately decided that a 17-storey building would be appropriate. That’s how we decided on the height.” In terms of the unit mix, they evaluated the market and determined what buyers wanted were onebedroom-plus-den units, and two-bedroom units – so they mostly incorporated those.
