The Construction Source

emphasises that the team looks for partners who share the same values, operational mindset, and long-term commitment. That includes top-tier designers, engineers, builders, and operators who understand the purpose-built rental market, rather than companies who just have condominium experience. Many of the best precedents, Ron notes, are in the U.S. markets where purpose-built rental has been more prominent for decades. Today, SUD Group is advancing several midrise purpose-built rental developments across Toronto, all of which will launch under the SUD Living brand. These projects share a similar scale – generally between 10 and 15 storeys – and each has been planned with neighbourhoodspecific characteristics in mind. Sites at Queen and Kingston, Laing and Eastern, Gerrard and Greenwood, Fallingbrook and Kingston, and Yonge and Glebe represent the first phase of the portfolio. Additional projects, including a future tower at Walmer and Bloor, a significant redevelopment at Bathurst and Sheppard, an entire city block in downtown Toronto on Church St., and another major development on the South West corner of Yonge and Elgin Mills in Richmond Hill. This illustrates only a portion of the long term pipeline that the company retains for future development opportunities. The company also maintains a portfolio of incomeproducing residential and commercial properties that support financial stability while entitlement and planning proceed. Across this growing pipeline, the team is pursuing rezonings and approvals with plans to begin construction on the first wave of SUD Living buildings in late 2026 or early 2027. As these projects move forward, SUD Group’s larger landholdings – representing millions of future square feet – position the company for continued expansion of the brand and its membershipbased residential community. Toronto’s housing market has entered a period of adjustment, but SUD Group views the shift as an opportunity rather than a setback. Purpose built rental will be increasingly essential in the coming years to address the housing needs. The Sud Group’s integrated structure and service-driven approach give the company a strong foundation to lead within that space. By combining efficiency with experience, design with community, and thoughtful building with thoughtful living, Sud Group is redefining what modern rental housing will look like in the coming decade.
