His track record with large-scale development in other major centres in North America provided a unique advantage to the vision and strategy for the development. Under Greg’s leadership, Southwood Circle has progressed through a series of important stages. They came up with a masterplan, amended the secondary phase plan, went through zoning, re-designation, and most recently they started servicing the property for the first phase of the development. Very recently, they announced the completion of that servicing – all services, roads, and parkland trails for the first phase are now open to the public and they are ready to build. The servicing for phase one progressed quickly, Greg explains, because they were able to make efficient use of existing municipal infrastructure. “For the whole development, we’re only going to build about two kilometres of road,” Greg says. “That’s it. We’re using the existing road, sewer and water infrastructure. It’s a very efficient way of developing.” That efficiency is also positive for the environment. Compared to other developments – especially other developments of similar size and scope – Southwood Circle will require a lot less carbon to deliver. Additionally, because the community will be so dense and amenity-rich, they will be able to take cars off the road, which will have an immediate and lasting impact. “We’re creating a community where everything you need is walkable,” Greg explains. “You can walk to work, you can walk to the grocery store, you can walk to entertainment venues, you can APRIL 2025
