Southwood Circle is a visionary mixed-use, complete campus community in Winnipeg, located on the old Southwood golf course adjacent to the University of Manitoba. The vision for the community, as conceived by the university, is an ambitious one – they want to create the most progressive and sustainable community in the country. The Southwood property consists of 80 acres of developable land, including 21 acres of parkland and 12 million square feet of approved total density. Over 11,200 units of multi-family residential have been approved, and over 300,000 square feet of commercial retail has been approved. The entire property will be developed in phases. The goal is to ultimately create a “complete community, where everything needed for a happy life will be walkable,” according to Greg Rogers, CEO of UM Properties. “Within the walking distance of every residential building will be retail businesses, restaurants, workplaces and workout facilities. It will become a vibrant city within a city, surrounded by exciting attractions.” UM Properties – of which Greg is the president and CEO – is a limited partnership whose units are controlled by a University of Manitoba trust. They are the general partner and the independent land development company guiding the creation of Southwood Circle. At one point, the golf course next to the University of Manitoba was the oldest golf course in the province. In 2009, however, erosion in the neighboring riverbank forced them to move, and the course was purchased by the university. The university made that purchase because they saw an opportunity to expand their campus and create a compact neighboring APRIL 2025
