So if we had a car shop in one of our properties, we wouldn’t put another car shop there, whether there was exclusivity built into the contract or not. That’s just our policy.” In addition to forming strong and lasting relationships with tenants, Value Property Group also forms strong and lasting relationships with their subcontractors and suppliers. Again, Arnold says many of those partners have been with the company since they first started 25 years ago. In some cases, the original owner has retired and Value Property Group is now working with the next generation. When evaluating those partners, Arnold says they look for companies that can move quickly to resolve issues, and they also look heavily at their costs – because in the world of commercial property management, those costs are passed on to tenants, and Value Property Group is very mindful about that. On the other side of the coin, Arnold says that the contractors and maintenance providers who tick those boxes like working with Value Property Group for the simple reason that “they get paid right away.” “That’s it,” he says. “We hear the horror stories from a lot of our suppliers. When they work with other companies, sometimes they don’t get paid for two or three months. When they work for Value Property Group, they get paid within two weeks every time.
