includes: a 25,000 square foot retail podium; connection to Richmond’s district energy system; and a 19,000 square foot early childhood daycare hub, which will have room for over 90 students. In addition, Keltic has partnered with YWCA Vancouver on 27 affordable rental units within the development. That project officially commenced preconstruction five years ago, and it broke ground roughly three years ago. When Mike came to Keltic, he recalls the “excavation had just been completed and we were starting construction.” Recently, the project was completed ahead of schedule, which Mike calls “an incredible testimony to the synergy that Graham Construction and Keltic created.” Graham Construction was the general contractor on the project. Mike explains that his team worked closely with Graham’s throughout the entire duration of the build. He says they worked especially closely after the onset of the pandemic in order to navigate all the resulting supply chain challenges. “When COVID hit, it became a pretty complex scenario,” he recalls. “To address this, we paid all of our contractors’ storage costs to ensure that we had all the material on time. In retrospect, this was one of the key factors in helping Paramount finish ahead of schedule, and it’s something we’ll continue to consider moving forward.” Even before COVID, however, Mike says the relationship with Graham Construction was already very strong. “Grahamwas a good fit because their preconstruction activities are very thorough,” he explains.
