Ian says can offer prices in line with “what the community is looking to spend – not just what investors, foreign buyers, and the really wealthy can spend.” Over the years, Ian estimates that AIM has created about 30 homes by utilising about four properties. Those projects have all been profitable, he says, but the goal has never been to generate as much profit as possible. Instead, the goal has been to “provide a product that the market needs.” As a prime example of what AIM is all about, Ian points to one of their early projects, called The Heights, which won multiple industry awards. That development was located at 28th Street, opposite a local high school. The impetus for The Heights was the same as all AIM projects – the idea came from looking around and seeing the lack of quality multi-family properties available. Anne, as a local realtor, had seen that lack of availability firsthand and also knew what local buyers were looking for. She knew there was a need for a different type and style of home, and she designed The Heights with that need in mind. “Wechoseanareawhere thecity had already identified that they wanted to see improvements,” Ian recalls. “They wanted to bring more people close to the city downtown core. We looked at how we could maximize the lot, and we came up with a design where there were living spaces at the top of the building. That was a big hit.
